Construction Manager at Cronkhite Homes



Under the immediate supervision of the Production Manager or Director of Construction and the general direction of the Company President/Owner, manages the construction process for all assigned homes (or an assigned specific community). 


Note: This list should be considered a framework for operating as a construction manager (superintendent) at Cronkhite Homes, LLC (the Company). It is not intended to be, nor can it be exhaustive. The Construction Manager may be required to do some or all of the following, as well as items that are not currently on this list. Company reserves the right at all times to modify this job description, with or without notice, to best serve our customers and our market. Consider this to be a guide to a successful career as one of our construction managers. 


  • Is solely responsible to delivering new homes (or other residential projects) that are exactly in compliance with what the buyer purchased or the Company specified, and within the time constraints and project budget provided by the Company.
  • Is responsible for 10-15 (or more) homes under construction at any point in time.
  • Protects the Company "brand" and profitability at all times.
  • Works to eliminate waste across all areas of production (lean operations)
  • Communicates and projects the proper professional attitude to all customers and employees through all forms of communication (writing, verbal, personal appearance and demeanor).
  • Responsible for the care and maintenance of any assigned company equipment.


  • Maintains a professional image and calm persona with our new home buyers at all times, even in difficult situations.
  • Facilitates and negotiate company position with "hard to resolve" customer requests and disputes.
  • Escalates these issues to the production manager and/or other management personnel when necessary.

  • Conducts the job start package (EPO) review meeting with the purchasing/estimating department for every house built 48-72 hours prior to the EPO review meeting.
  • Completes pre-construction review of all assigned job start packages, including but not limited to CAD drawings, budget, estimated (pre-release) purchase orders (EPO), plan/lot plan, window/door/fixture schedules, permits and regulatory paperwork, and the construction schedule for each assigned house.


  • Attends and participates in weekly production team meetings. Most important agenda reporting items are budget overages (variances), resource scheduling (and time of construction), field problem report processing, and service work backlog.
  • Codes uncategorized invoices and purchase orders for the accounting department when asked to do so


  • Responsible for setting-up/ staging all jobsites and community common areas
  • Responsible for the maintenance and appearance of assigned communities (via subcontractors) including all vacant lots, common areas, drainage systems, street cleaning and snow removal.
  • Responsible for securing all vulnerable areas at night, and opening them every morning.


  • Supervises and when necessary, trains, the day-to-day construction labor on assigned job sites.
  • Labor is 100% done via subcontract. Is also responsible for recruiting trade base and referring same to centralized purchasing department for contract finalization.
  • Responsible for using the formal scheduling system and maintaining all job schedules to their current status with proper activity sequencing, either directly (via technology) or by reporting to the construction coordinator on a daily basis (or as required by management.
  • Responsible for completing all homes per the even-flow schedules assigned per product or community. (Currently between 70 and 140 calendar days depending on product)
  • Responsible for all timely notifications of subcontractors, material suppliers, and building inspection/code officials.
  • Responsible for just-in-time lean delivery practices, minimizing both number of deliveries and "dead runs", and mimimizing the possibility of jobsite theft
  • Processes Variance Purchase Orders (VPOs) in a timely and accurate fashion as needed on each job.
  • Works to minimize variances from both construction time and project budget.
  • Is responsible for maintaining marketing and/or job or lot number signs on each job during construction.

SAFETY: Is responsible for ensuring safe work practices are evident on all jobs. Must insist upon compliance with all OSHA job site requirements as well as Cronkhite Homes' safety standards, whichever is more rigorous.

TRADE RELATIONS: Where necessary, has the coordinated authority with the Purchasing Manager and the Construction Operations Manager to take disciplinary action referencing a trade contractor's failure to perform.


  • Performs structured daily QA walks in the manner directed by Sr. Management.
  • QA Walks are to be performed on every house under construction, every day the projects are open, and from start of construction until final delivery.
  • Your goal is to identify and correct all defects, errors, and omissions immediately as they occur.


  • Processes Purchase Order (PO) approvals upon successful completion of each phase of construction.
  • Prepares and approves Variance POs to ensure that non-budgeted, but needed, items and labor are available to complete the house on time and with acceptable levels of customer satisfaction and product quality.
  • Prepares and transmits daily QA (Quality Assurance) logs to trades and suppliers, documenting defects, errors, and omissions that must be immediately remedied.


  • Performs miscellaneous "punch-out" items in preparing house to close (must be able to work with tools to a limited degree when necessary).
  • Responsible for timely completion of pre-closing walk- through items and assigned after-closing work/service orders.
  • Responsible for readying the assigned house for the comprehensive "white glove walk" (final inspection) by the customer service or warranty department at the end of construction, and assuring the detailed quality standard has been 100% satisfied.


  • Attends and participates in regular classroom training sessions.
  • Continually increases job, management, and construction knowledge


  • A natural sense of urgency and "must get it done" attitude.
  • Must have a clean driving record and valid driver's license in the state of MO.
  • Must be fluent in English, reading/writing at a 12th-grade level.
  • Technical construction ability to manage construction resources, to read and interpret plans and other construction documents, and to diagnose and resolve field problems.
  • The ability to work with tools when required ("resolving punch list items")
  • People skills to articulately and professionally handle conflict with customers, inspectors and trade contractors
  • Ability to train subcontractors in construction techniques and field problem resolution.
  • Organization aptitude to manage the scheduling of all personal time as well as all construction resources.
  • Above-average aptitude for the use of jobsite and mobile technology
  • The recognition and expectation that construction is NOT a 9-to-5 job. Willingness to work hard and long hours, on weekends when required, in odd shifts when required, and in inclement weather when required.

Physical Requirements for the Job of Construction Manager

  • Must have visual acuity corrected to 20/20
  • Must be able to hear normal verbal commands, running machinery, approaching vehicles, and other job site hazards
  • Must be able to drive a vehicle equipped with an automatic transmission
  • Must be able to negotiate uneven ground and rough terrain without assistance from others
  • Must be able to lift and hold at chest level 50 lbs. without assistance from others
  • Must be able to climb and descend a 40' straight ladder without assistance from others.
  • Must be able to negotiate homes in early stages of foundation and/or open framing without assistance from others.
